Capped 贷款好像就是这个价了,不要Cap可以低到 Prime-0.75。至于是不是最优利率,只能找代理问。我当初走遍各大银行和又约谈了两个代理,发现代理不蒙人。

据我所知,现在市场上浮动利率最好的是这种:前6个月2%,以后Prime Rate-0。4%;5年TERM,但3年后Fully Open,3年内随时转最优固定利率。==〉3年平均相当于或好过PRIME RATE-0。75%如果PRIME RATE上涨,则比PRIME RATE低更多;
由于开始利率低,也会多付本金,少付点利息.

Do ur math pls! (6*2+54*0.4)/60=0.56. Why it's better than Primary rate-0.75%? does not make sense in the whole 5 yr even though you can pay fater within the first 6 month...

The calculation can be done like this:( 前6个月2%,以后Prime Rate-0。4%)
Current Prime Rate = 4.5%:
AVG = [0.5 Year * 2% + 2.5 Year * (4.5% - 0.4%) ] / 3 year = 3.75%
(Which is equal to Prime rate - 0.75% = 3.75%)
if Prime Rate goes up to 4.75% (which is likely):
AVG = [0.5 Year * 2% + 2.5 Year * (4.75% - 0.4%) ] / 3 year = 3.96%
(Which is better than Prime rate - 0.75% = 4%)
