the dimensions of the rooms is in my first post actually. i calculated it and it is about 850. It is not a house, it is a ROW UNIT like a town house.

search 你所在城市的地产网站,统计并查看你所在城市物业的市场价格和地税之间的关系,列出同类物业之间平均的(市场成交价or要价/地税)的值,你就可以看出是否对方的要价合理,

很不错的回答;物业税价有了,我就可以根据其他卖出的房子的成就价格和它的物业税大概算出你说的那个比例。然后衡量价格的高低了。多谢。
还有,老房子一般老到多少年就不能买,因为可能维护费用太多?

这个不好界定,很多30年的房子其实比15-20年的还好,因为老房子的建材(木材)是运到美国以后抽湿后又运回加拿大的,而在近15-20年由于移民潮的出现,很多的地产商等不及运到美国抽湿就盖上房了,这种没有抽湿的建材使房屋的质量大大折扣。我知道多伦多是这样,你所在的城市不清楚。

请问能不能问AGENCY木材有没有抽湿?英文怎么说。看你挺在行,那我就斗胆问一句,你有没有什么好点的参考资料推荐给我看,比如书,网页拉。我把加拿大中文的网页翻了个底朝天,也都是泛泛而谈,真到看房子的时候就文盲了:lol::p

房子看上去不错,优点无数。仅提两点顾虑:餐厅好像是地毯的;35块钱的月费包括什么,以后可能会涨到多少?成交价通常比标价低,你再比比附近同类房的价钱,如果差不多,可以考虑还价下单。注意:跟你的经纪多交流一下,不让对方知道你爱上这房了。如果你的预算比这个房价低,一定要咬住自己的底线不放。不断告诉自己:天涯何处无房草。

我的MORGAGE大概16-17万合适

800 平尺17.5万,平均每平尺二百多元,50平尺相当于一万块。叫价19万,应该能砍到18万,所以似乎不算太贵。你如果承受不了,就改变看房方向,向低档次房或偏于地区着眼。

是这么回事。
可能这些ROW UNIT的BUILDER不同,所以要求的价钱也不一样。反正这个地区的TOWN-HOUSE很贵,很少,比其他地方的好象贵不少。

It's too expensive!!!, just think you can buy another same house using 130,000.00, but you need take OCT to get your company.This house will cost 50,000 more than that one, 50,000 Mortgage if you get the interest with prime - 0.5 (now is 4.00%) 25 years, you monthly payment is 263.01, can you still think this is a good deal ?
