我的是4.5/3 year.,头几年大多数是付利息,利率越低越好,所以我不选择5.5/5 year的term.如果我选择,我会选第一年4.9%,第二至五年5.7%,平均5.54%,至少第一年可以多pay一些本金。

算过1992.3~~2002.2月这十年间的最优惠利率(PRIME)的平均值是6.45%, 而且我认为这两年得利率涨不到哪里去, 没准还出现象日本那样的储蓄0利率呢(做梦ing).所以我选择浮动, 跟PREIME, 还有1%的现金回扣,1800刀呢.

A potential risk of rate hike is possiblewhen you choose the Variable Rate Mortgage. Historically, most of us still remember Prime Rate was 7.50% in second half of yr 2000, not even mention 9.75% at May of 1995 or 14.75% in 1990. Therefore, it is imperative to set a maximum rate within the term (Cap rate) when Variable rate mortgage is selected. Anyhow, I believe it is a good time to go variable instead of traditional 5 yr fixed in terms of interest cost effectiveness.

totally agree with you! How do you think variable rate first year P-1%, second yr to fifth yr P-0.40%, from fouth yr fully open, up to 20% prepay every year without penatly? Is it a good deal?

From my point of view, it is not a bad deal in the market in terms of Variable Rate MTG(VRM). However, it does't solve the problem of risk of rate skyrocket. So, ifu like VRM, which I do, you'd better get a Capped VRM. Now u can find a very competitive Capped rate product. By the way, the deal you mentioned is from the FirstLine Mortgage Co, right? Do you know they are a small private company that customer service might be an issue in the future if that does bother u. Thanks.

同意采用浮动利率。现在经济状况这么不好,唯一能指望的就是银行利率低些,对买房有利。而起不是说,开始付的钱一半多是利息,所以,开始利率越低越好。
