购房OFFER的买家附加条件中,有个条件是5个工作日内进行按揭贷款的审批,请问.这步是否一定要作?如果要,那从银行拿到的APPROVAL LETTER是否就是按揭合同?在CLOSING DATE 前,我还可以继续和其他银行谈按揭吗?

在CLOSING DATE 前,我还可以继续和其他银行谈按揭吗? no problem. but remember to sign the final contract one or two weeks before your closing date.

a mortgage guy from RBC will check my case and get approval letter to me if everything is fine. So what i should do is do not sigh it now and still take time to search potential better rate from other banksor keep negociating with RBC to get lower rate,then make a final desion and sigh a letter which is the lowest around 3 weeks before closing date, Am I right?

exactly. after you get approved from one bank, shop around. Tell the other bank that you have been approved, and normally they will try to give you a better offer to get your business. good luck!

I got the RBC's mortgage approval letter,but it looks like no need and no place to sigh it. I am worring if it's a finla mortgage alreay. Do you have any idea?

they will ask for your lawyer's contact info, and they will prepare a lot of document for you to sign once you said that you will take the mortgage.

条件是保护你本人的,如果你不需要贷款,可以放弃;preapproval没有用,只是做初步评估的,需要拿到mortgage load commitment;如果得不到贷款,你的合同作废。问你的agent!
