房东不肯退末月房租,怎么办?两个多月前,印巴房东突然让我们找房搬家。问她原因,只是说“for you people's good”,问她是不是我们哪里做的不对,她说不是。我们7月初找到新房,通知他们8月4日搬(不到一个月),没有提钱的问题。现在算帐了,她只同意退押金,预付的末月房租不肯退(7月房租已付)。而我们希望只付8月3天的房租。 怎么办?

除了好好商量,没啥办法。好的房东也许会同意,但也是帮你一个忙,你住了3天,这个月大概也是租不出去了。

我的理解是这样的:撇开你说的“另付的押金”不谈,按照惯例,如果你当初时是月初入住的,那么你确实是需要付满整个8月份的房租的。因为:
1,你第一次交的房租是首月和末月的,住进去以后,你应该是每月月底左右交下个月的房租,所以如果你8月不打算再住了,那么你就应该在6月底就不交房租了,因为你7月的房租已经在一开始就交过了。
2,你的房东能提前两个月通知你,已经做得很好了。
3,假如你不是“7月初”而是“6月底”就找好了房子,我想你就能省一个月的房租了。可惜不是。

我当初不是月初入住的(house不是apartment),那个月的房租是按天算的,所以想当然认为退房也是这样。这是我们第一次租房,没经验。哎

可以么?当时我多住了几天,而且没有提前通知他们,不仅收取了当月的房租,押金也未收回啊。而且房东说因为我签的半年的合同,剩下的几个月,她如果未将房子租出,还可以继续跟我要租金的。好像给了我恩惠似的。

租私家房就这样, 没有lease,全看房东的好坏和高兴与否.你如果付的支票, 立即停付(如果可能), 如果是现金, 八成不开票,房东在逃税,你的处境就好多了...

According to the law, if he want u quit, he must give u written notice 2 months in advance and give you 3 months free. If not, stay there forever. You don't need to pay anything and call police if he try to disturb you.
