你现在很简单的,先去银行找MORTGAGE MANAGER,告诉他你的首期是多少,然后给你个贷款额度,看你能贷多少钱,你就自然而然知道你可以买多少价格的房子了。

银行干吗?银行必须考虑你的还款能力,然后才给你贷款。你从LINE OF CREDIT借钱,还款能力自然降低,银行还会借给你那么多钱吗?

Line of Credit会影响你的房屋贷款额度。如果没有Line of Credit你可以贷到200K的话,那有个2万的credit一般就只能贷到170-180K左右;此外,Line of credit的利息通常是prime+, 而且每月必须还3%左右(不同银行规定不同)。仔细计算一下,不同的情况,Line of Credit起的作用也不同。

我没有遇到这种情况。我在付首期前申请了7万多的LOC(Royal3万,TD 1.15万,CIBC3万),我爱人还有3万在Royal。mortgage未受任何影响。

在你做mortgage的时候银行是不会主动告诉你这些情况的,银行要做的只是计算你的mortgage可以贷到多少。7.15万LOC并不等于直接扣减你的房屋贷款能力7.15万,有个计算公式,而且同你是否keep balance也有关系。还有,不论LOC or Mortgage贷款额度同家庭收入有很大关系,正比。也许你需要的mortgage已经足够了,那高额的LOC对你的贷款限额就没什么影响了。还有你的downpay付得足够多的话,银行也会鼓励你增加LOC额度。

蓝妹妹,在买房之后,还款到一定程度,是不是就可以以房子为抵押获得利率较低的LINE OF CREDIT?现在有家银行说,如果从他们那里贷款购房,一年以后,就可以抵押房子借LOC。我在考虑这个条件有多大价值。

回答什么?你自己已经有了主意。secured or unsecured无非就是利息的差别而以,对于很少用到它的大多数中国人来说利息高一两个百分点有什么关系。

首先,你可以在一家银行做mortgage,去另一家做secured LOC,让你转mortgage是想拉生意(揭开本质,得罪银行,罪过啊罪过);其次,secured LOC额度大致是这样算的:LOC贷款额度=房屋价值*75%-mortgage贷款额;第三,这种LOC会有$395的验屋费,不象unseured LOC是免费申请,通常银行会不定期地提供免费申请的促销活动,建议在这种时候申请比较划算;最后,有房屋抵押和没有抵押prime+的比例不同,甚至有抵押的就给了prime的都有,需要多侃,建议用刷rolia1/10的精力去搞定银行MM。(不过能够作主给你利率的应该都是JJ/GG了吧)

interest=prime+your rate. It's good to use it if you don't have 25% of the house price, so that you don't need to pay the insurance. No bad effect on mortgage.

据说是你的credit。如果你把mortgage或所有账户都转到这家银行,也可能有帮助。在我把mortgage转到BMO时,他们想给我一份LOC,但利率较高。我是一付无所谓的态度,给就给,但利率高我肯定不用,想要business就给我低点。结果他们给我比其他的都低。

Could you please give me more details, or where can I get information on it. I don't dare to ask the bank directly, 'cause they seem to hate the idea of using line of credit as downpayment.

我也有过这样的想法. 我觉得是可行的.只是自己要预计到自己的还款能力. 中国人么, 不是'债多不愁'的主! 你可以去几大银行申请看看哪家给你的LINE OF CREDIT的RATE好, 我查过好象SCOTIABANK的最好.但是还没有去申请过, 不知道容不容易. 有回音的话不要忘了在这里发布一下.

请见我上面回蓝妹妹的帖子。对我个人来讲,的确没有遇到问题。原来和银行要贷90%,回来改为贷75%,他们问我,那缺口的钱怎么办。我就告诉他我要用LOC。他们也没异议。倒是在申请LOC时我没敢说我要用这钱付首期,我说要装修房子。用LOC付首期的主意我也是从一个朋友那里学来的。他先这么做了,也成功了。
