OFFER,请帮本人参考以下,情况见内。大概十年CONDO,两房,1000呎,165000,管理费全包500多元,
楼层高,风景很好,请问如何,这一带环境如何,任何意见都
非常欢迎。

不要买旧CONDO,以后难出手,何况管理费已经500了,每年都会涨,这种CONDO里面全是印巴人,以后要么低价卖给他们,要么租给他们,三思而行。

我知道那几个楼。你说的楼下面有一片townhouse,我觉得周围的人比较杂。远处的几个大building也比较乱。但是这个楼的间隔比较好,比对面的新楼好。最新的楼不要买,太贵,太小,不值!

我的想法是房子不管新旧, 总得结实点。面积大小只能受制于自己经济实力与家庭人口了。但交通治安环境应该是考虑重点。

downtown那些上百年的房子不依然好好的么?我个人觉得从能忍受来讲40年以下绝对没问题。但如果是我,我可能要考虑20以下的房子。

好多40年的房子其实结构很好,地毯下都是硬木地板,墙壁厚,真材实料.一般来说,维护好的话,房子能用100年不成问题.房子不怕老,关键看屋顶啦,窗户啦,供暖系统啦换过新的没有.

that's the truth. go to have a look at the house and condo resales, you can buy a 2 bedroom apt with 120K, but it is 30 or 40 years old.

房子的折旧通常是40年但是买房的同时也是买地。所以地点很重要。在Finch/Young的Condo, 2 bd room. 面积很小,5年新,22万左右,管理费500,一样有人买。

最近看得房子,如是20万TOWNHOUSE周围环境也不是很好,
真是很难呀,这个CONDO我觉得风景很好,而且说实话,我觉得
这里的CONDO外面看不怎么样,但里面的建筑质量比深圳的新楼
还好,所以会不会不会贬职的太利害

I have a friend who is a VP of the Condo in one of the buildings at Alton Tower.He told me the management fee is decided by the condo committe, which is composed of residences living in this condo. Generally speaking, the condo fee will increase 10% every year. The management fee is well controlled under 400 in his building. It all depends, if they decide to change all carpet or do some major maintenance, the condo fee will probably increase. It all depends, Indoor swimming pool costs more than an outdoor one, older building needs more maintenance than new buildings.

我建议去warden&steel买,那里好像有8座楼,其中有两座是新一点儿的。去年8月底价钱是20万,1180 feet2。靠近丰华,是咱们国人(包括香港和台湾人)的天下。

合适,还已经买掉了,还有多一个DEN的,就要180000了,还不如

别听别人说,现在有的人恨不的房价天天长特别是AGENT。就我说的那个地点,稍微旧一点儿的,1100尺,去年4月的价钱是17万多现在也差不多,大概18万吧。我看了几个月的房子了,没觉得屋价起太多。

我猜你说的是FINCH&MCCOWAN东北角的那一栋吧. 我住在东南角的一栋CONDO, 比你说的那栋要好, 不过价钱贵一些. 但管理费不到300, 包水电. 但我觉得这附近环境不太好, 虽然交通是挺方便的.
