yes, you have to cut all the financial ties (no property, no bank account, no nothing) with canada in order to not pay tax in canada.

Thanks. Actually we have been non-tax residents for the past 4 years.And now we consider buying a condo in Toronto may be a good investment option, but not sure whether the Canadian government will treat the condo as the tie and require us to file tax return in Canada(even our US resouce of employment income).

A condo will be considered as a tie. Your furniture or even clothes may be considered as tie.

No necessarily. You can alwasy rent it out to cut the tie.

We do plan to rent the condo out as a invesment property. We still live in US. Anyone has tthe same consideration or situation, please share your experience with us.

I think the government is looking for "long term" (one year, for example) rent contract, that means you are not living (and not planning to live) in that property in the near future.
