你的mortgage payment里包括principal and interest, the interest payment can be deducted. Also, it really depends on where you live, each state has different tax rate on income. But most likely, lower than Canada.The long term capital gain tax rate is only 15%, or 5% for low income tax bracket...

如果你收入足够的高,可以贷到款,为什么不可以呢?还是建议你和自己的理财顾问好好谈一下再决定吧。second house和principal residency毕竟是不一样的。

也不能这样说,因为利息虽然可以抵税,但还是需要你先付出去的。美国有很多种方法合理避税,不止这一种。关于mortgage长短,你需要和专门的mortgage officer谈一谈,他们会给你很多好的建议。

Not only mortgage interest is tax deductible. Property tax is tax deductible too.
