枫下茶话 / 美国话题 / 这是一个在加州买房的话题。听听大家的高见。老公一直后悔2000年的时候错过了买房时机,房价涨了几倍。快有孩子了,房价下来点了,心动买房。公司附近有两三个地点的CONDO列入我们考虑的范围中:
a. 1972年建的,社区内全是墨西哥人。两房两卫,20万。
b. 环境很好的社区,白人居多,房子外观也令人满意(还没进去看),两房两卫,1000尺,38万要价。
c. 全新三房2.5卫,1400尺,小区内因为都是新房子,看着还行,但是一出小区就是墨西哥人的老town,又旧又乱。要价38万。
大家出出主意,现在该买吗?哪个比较明智?还是租条件好点的公寓算了?

为什么要远离老墨?我觉得用勤劳,勇敢,真诚,善良来形容老墨民族很恰当。处心积虑地远离其它族裔,到头来自己会与世隔绝的。。。

一定一定要house, 公寓越老越不值钱。价钱张起来的时候也是house最快。除非你认为今后10年房价回原地不动,否则要投资到single house上

对, "一定一定要house". 坚决同意. Location Location Location --> 一定要好学区. A & C 是坚决不能要的. B 的学区要考虑进去. 你不希望过6,7年再因为学区而后悔吧?

我也同意买HOUSE最值投资啊,不知道OC的condo算不算HOUSE,应该算吧。。。要不,等半年再买?

买townhouse巴。好像OC的小townhouse也要50-60万了巴。搬远点买个house巴。买condo,townhouse的管理费越来越贵,价值就越来越低

谁说的. 前不久一个要回流的在文学城卖他的房. 在OC, 几年新, 保养巨好. 70W.. 最近房价降了很多了.

个人意见,我买过一个townhouse, 一个house,任何地方都有好区和一般区,有的时候完全看不出好在哪里可房子就是贵。好的区的1000尺绝对比不怎么样的1400尺好。买的便宜,卖也困难。如果以自己自住舒服方便为目的,那么越大越好啦

May I know which part of OC you are living? because the price you listed here are very very very low.I recommend you walk around, find out what you really like, write down your pro and cons lists and then choose a location. Ask agent to show your houses, otherwise it is going to be very time consuming.

这都是在FULLERTON/PLACENTIA,面积不大这样的价,觉得是有些贵了,不过OC的房价是这样,还没看到IRVINE呢。希望今年再跌,到后半年再买。

I liked the plan 1 a lot, and still learn to appreciated the plan 2 and 3 when I visited the community.When I went to check it, Clementine, I met several white persons placed orders immediately. Without Mello-Roos, it is a good choice.
Some areas in Fullerton are really good, especially close to La Mirada. Overall, I still feel all three plans you mentions have in very very very low prices, even per sqft. Most houses I checked are at least $600K for 1300sqft.

if you are willing to pay 600k, you can get very good townhome in nicest area fullerton. it's near N.Gilbert/Chapman, it's like a Korean town, but very clean and new townhouses.
