请问买房如果请经纪人或者自己去mls网上搜寻,知道信息的速度是一样的吗?有人说房子在有mls之前经纪人就知道了,有的说经纪人挑过了以后一周多才会上mls网,是不是这样呢?

你也要买房了?! IT REALLY DEPENDS.要看LISTING AGREEMENT,不是所有卖家都愿意上公众网,还有公司的秘书都很忙,LISTING会第一时间出现在专业网站上,而POST到MLS,电脑系统有时也有DELAY...

This is not true. U will seethe new list on MLS as soon as the agents. Only info u don't see is the owner's name and the commission for the buyer's agent.
Don't trust your agent all the time. some time they lie for pushing the deal even the "good" agent.
Do your own home work before you hire a agent.

when the sellers sign "Listing agreement", they have the option to "post" their listing on public MLS or not. also, there're some Exclusive Listings,and, agents might notify each other(thru broadcast eamil) before their new listing goes into MLS.....in that case, you would get delayed infor, that's why sometimes, the DOM is only a few days, and you might not even know when the properties sold already---i'm not trying to say how important hiring an agent, just tell the truth. without agent, you still could buy an idel house as long as you 're confortable

The whole point is relying on yourself, not the agent. evne u hire one. The agent works for u, but he first works for his commision.

I believe Agents know no early than us. Because they have the same information source as us except 1. he/she knows the listing agents 2. he/she knows more detail information than us (pulic).

What I said is based on the questions of "房子在有mls之前经纪人就知道了,有的说经纪人挑过了以后一周多才会上mls网". Even you said it is true that agent have 1 day advantage. I don't think it is material.What I am talking is facts, not your bowl -:). The more people know the truth, the more correct decision they will make. It is good for your agents too. Right?

I think mls.ca has some delay. Our agent sent me the info about some houses, and I could not found them in mls.ca the same, normally one day delay.When it's sold, it may take a couple of days to withdraw it from mls.ca.For a hot house could be sold in a couple of days, agent's information is helpful. For the houses are not so hot, it's the same you check in the internet.

有时公司的秘书DELAY输入SOLD REPORT...就是我们专业网站上SOLD了几天了也没人改STATUS.
