今天去银行签MORTGAGE,BANKER给我看了房屋评估报告, 比买价低了$15000块. 这正常吗? 请教各位过来人..

别看appraisal report 厚厚一叠,又是市场又是重置法,其实appraiser也挺难的,一般他也就是参考两个最重要的指标,政府估价和周围同类房的近期成交价

if your purchasing price is higher than 300k, and there were few similar properties traded recently, 15k difference is not a big issue

really? 我原本以为银行评估会较为保守,所以评估价会偏低,因为站在他们的立场偏高不是很make sense。看来不是这么回事。
