Use Excel. $100,000 loan. At 4% rate, monthly payment $527, interest in 5 years is about $18775.06; At 0.375%, monthly payment $514, interest in 5 years $17563.83. Difference: $1211.23.xjx got $720 difference, because she didn't exclude the debt deduction (which pays back the principal) from the monly payment.
Note: this calculation is not accurate. If you use a on-line calculator on a Canadian bank website, the monthly payment is roughly $2 less than my result.

哪用得着编程序呀。把基本数据输进去,第一行计算2001年1月的利息、还款额及余额,然后往下一拉,拉到2025年12月。两分钟的事。

但是你的有错。At 0.375%后面数据你算成了at 3.75%, 应该是3.625%,月付就成了$507,difference应该更大些。另外你是假设25年付清。

总的Future value差368+ 36个20元的月供,约为1100,折成present value大概是10003.625%的情况下, 每个月mortgage payment是506, 三年总共还本金7794
4.000%情况下, 每个月的mortgage payment是526, 三年总共还本金7426

有道理, 这就是为什么银行给1% cashback. 也就是说我还是吃亏了。 因为在4%, 我共付利息11510. 在3.625% , 我付息10422. 多付1088. 多谢各位的帮助。
