想享受享受大房子的感觉,看上了一套35万左右的房子,可是口袋里只有2万多一点。很想买可是又有点担心。大家给我出出招。主要是我老婆很喜欢那房子,小孩也喜欢。我们两在事业单位工作,均有工会保护,家庭收入11万多一点。

你们那4万RRSP哪去了?不是可以拿出来做当配吗。如果借30万的话,按年息5%算,25年还清,最低月供1800(含mortgage insurance),2人收入有7-8万就能挺住。35万在多伦多算是很便宜了。

to be honest, I really don't have any intension for "show" here.Both of us got the job less than one year, so we don't have any RRSP and just a few savings. I am really worry about the ecconomic burden if I borrow so much money. Thanks for everybody's suggestion.

个人意见,好象这么做风险大,也有可能会降低生活质量。
我的意见比较保守,仅仅作为参考。以你们的收入,再攒一年,争取攒出3万-4万块,加上原来的2万块,用5-6万的首期,买一个小房子,哪怕是TOWN HOUSE, 只要是3个卧室,两个卫生间,就够用了。有心人,勤快人,什么房子都能住的整洁温馨。这样你们的负担就比较轻。两个人争取尽快把小房子付清,然后用小房子换大房子,你们就有底气了。也不用担心降低生活质量。人这一辈子,不能光为个房子活着。你们两口子都是有能力的人,好好合计,会过的很好的。

It depends on which area you live in.2 years ago I bought a small house and now I want to change to a big house. In my area the big house price goes up very fast. 2 years ago I only need to pay $100K more then I can get a very nice big house. But now after I sold my old house and I need to pay &180K more to get the same nice big house. Actually I lost $80K in the past 2 years.

I agree some of your point of view, and I think that what the questioner needs: “Listen to different things to get an unbiased opinion.”But the problem is: The bank rates of 2 years ago were pretty low so there were a soaring housing market. But nowadays, the gradually rising bank rate could have a big impact on that housing market, which makes it a worse time to do that “purchasing big-house and earning quick money” thing. It is particularly risky for the questioner who has very low down pay which means his house will be more opt to be affect by the bank rates.

楼主家两人都有工作,但是因为时间短,还是再等个一年左右.这样一方面,多攒些钱,二是多积累了工作经验,即使遇到些不顺,再找工作也容易些.心理压力会小一点.

真心出招。现在的房市(不是那个事啊),再大涨的可能性很小了,尤其高过35
万的,所以没必要急,原则是什么?好房子总是有的,多付DOWN
PAY总是能省不少利息的,不好的可能是利息会上去些,但也不会
大变,反而你11万的家庭收入,1,2年瓒个5万是很容易的,这
五万省得利息就够涨价和利息的风险了,何况这两个还不一定是
涨。所以建议等1,2年,现在先看房,找几个AGENT,多看几处,
没准更满意的都有。

麻烦您别误导楼主好不好。11万买35万的房子, 供房很轻松的,一个月的费用差不多$2000-$2500,楼主的月收入应该在$6500-$7000,怎么供不起。最好的办法不是在这问,而是去银行,他们会帮助你的
