银行(CIBC)给了一个Prime-0.75, 5yrs fully open. 还有什么条款可以要求/注意的吗? 我想cash back是不可能的吧. 谢谢

I got same deal(-.75 open) from CIBC one year ago, just push the finanicial Repr. little then got this rate, only from CIBC.

From the chart of prime and posted rate in the past year, you have made a perfect choice at that time. :) As for now, I am still a bit uncertain of fixed or variable.

I don't know what "fully open" stands for. The mortgage I had with TD is: 5 year, prime - 0.75%, can double pay each month, can pay up to 15% as lump sum each year. Can convert to fixed any time,as long as the fixed period is longer than the remained term. it's kinda standard when I applied two years ago. but I still think it is a good deal up to now, since the mortgage rate is so low.

yes, as long as the total for the year is below 15%, otherwise there is some penalty. and there is a minimum amount for each transaction, which I couldn't remember now.

The ability to switch to another bank is a negotiation advantage when you want to convert the loan to a fixed term. Anyway, do you mean that most of the people will not go to fixed term once they select variable?

You can pay as much as you want for each payment. It will deduct principal right away. No 15/15 or 20/20 or even double payment clause needed.

This seem to be the best deal currently with CIBC . I got prime -0.75, too, but not full open,5 year term
100% & 10% increasing payment
any time can change to more than 3y fixed without penalty.

大家说得我都有点怀凝了. 刚打了个电话给BANK, 她说是五年FULLY OPEN, 开始说只能UP TO 10% OVER PAY/yr. 后来, 我告诉她网上有写着Fully Open可PAY 100%. 她就说我是对的. :O 另: #1728156觉得很不PROFESSIONAL. 但她说了, 如果到时要转TERM到其它银行要PAY两百多的PROCESSING FEE, 正常吗?
当时谈的时候, 是还有一个PERSONAL BANKER(这是什么levl?)指导下谈的.
这两天要去当面把这个搞清楚.
难到没有人试过和CIBC签过这种五年FULLY OPEN的DEAL?

If that's as what you described, that should be a good deal. Fully open has a lot of advantages, ie. you can sale ur house any time as u like without any hassale.

楼上有几位不是很明白what fully open means, “double pay, 10-20% more"这些都是closed deal 附带条件,如果open, 就无所谓可以多付100%,你爱多付500%也可以

我上面说的PAY 100%就是说PAY UP TO 100% of MORTGAGE! PAY 500%? 你以为人家银行就给你PAY?!

yes, if it's fully open, you can pay 500% of the monthly pmt for sure, you can pay off the whole loan whenever you want, you can switch to another bank without any penalty.......

这里除了DOUBLE PAY之外, 大家说的10%, 20%,...100%都是BASED ON MORTGAGE LOAN. 你却在这说个500% of monthly payment. 不是找碴吗?

转走是有手续费,多少不太记得。选择这个主要是灵活,有钱随时放在里面,数量多少,转银行或卖房子都不受限制。当时的personal banker说利息短期内不会涨,所以当时拿到5年4.3和3年3.6也没要。自从签了浮动的以后,prime rate下降了1%,还是很受益的。

CIBC的一个代表告诉我,多伦多所有的分行都是一个政策,不用再跑别的分行

So many people here got this deal from CIBC? We can know how many people in Canada got the same deal from CIBC. Yet, CIBC is still making profit?Unbelievable. CIBC can always make money, doesn't matter how. People, please be clear what you're talking about. It's good for yourself and others.
