1. 5年term, Prime - 0.75%, closed;
2. 6年term, 头三个月1.75%, 然后都是Prime - 0.375%, 1%cashback, 头3年closed, 后3年open.
网上找了个calculator大致算了一下,以5年为期,似乎第二种稍微好点.我算得对么?

感觉第一种好,第二种是不是说,前三年利率不断下调的时候,你不能动
后三年利率上涨,你也要跟着上涨

不是这个意思,六年内我的利率总是随着Prime的变化而变化,closed是指我必须死守这个计划不变,后三年open后,可以随时换到别的银行没有penalty.

I got the second one too. The-second-3-year of the 6 year term is fully open, so you can do whatever you want after the-first-3-year is over, no penalty.

悄悄问一句,你拿了多少cashback,我特希望能把cashback涨到2%,但有不好意思向broker开口,因为不知道是不是问了一个贪心的mission impossible.

my broker offered 1% cash back, but eventually, we picked bmo, no cash back. personally, i feel comfortable dealing with bank more than brokers. i think it's possible to have 2% isn't it?

What you think is not the correct. Most of time, broker can get you better rate than you can get from the bank. All the banks are playing games while negotiating with their customer.However as broker get their commission from the banks, they normally have better deals from banks as they have high volumn of business.

I don't work for any brokers. I'm just a customer same as you. Howver I did some homework before getting my mortgage through a broker.Pretty good deal (CIBC Firstline - First 6 moth P-2.25%, balance 5 year, P-0.4%, after 3-year open) It's last year's. I don't know they still have that.

我也找Broker做的第二种那个6年的. 但说我条件不够, 就没有1%CASHBACK了...但最后在Broker那里签字时要我签个把1%cashback转让给broker的文件, 说是银行给broker的费用. 有没有问题啊?

感觉问题大大的.说明银行的1%是给你的offer之一,那是你的package的一部分,相信银行和broker有自己的算帐方式,没理由先把好处给你再让你转让给broker,很说不过去.这个broker,可疑.

谢谢回复. 但银行给我的Approval letter上确实没有提1%cashback, 搞的我很糊涂.上面的-oedipussy(猪头)也好象说没要那个cashback?

I chose #2 - similar to what you can get last year.I found it's great, if you have a lot to pay in the first few months. The interests compouded will be less than the long term. You can also use 1% cash back to pay back to the mortgage.

怎样才能最好的利用#2?看了你的reply后的一点感想:
因为与计划同行的有20+20,头三个月利用第二个20,将monthly payment提高20%, 三个月结束时再降回正常,同时在三个月结束时利用第一个20,将principle加付20%,这样是不是可以最好的利用头三个月的低利率?

Try to do 'Pre-payment'. Of course, you can increase your regular payment as well. But as I know, most banks are not that flexible.They don't allow you to keep changing back and forth. Plus, you will see a lot more expenses than you imagine right now. So don't set the regular payment too high, but try to do the pre-payment whenever you have money as they go straight to your principle which you can see the owing amount drop significantly.
Think about it! Everyone has their own situation. Whatever suits me may not suit you. Good luck!

我也是#2,BMO的。1%Cashback。BMO有一个叫mortgage cash account的还不错。就是有多余的钱就往里放,可用于减principle。当你需要用钱的时候,可从这帐号里取钱,相当于一个chequing account.平时就把应急的钱都放进去减principle,省利息。反正现在的GIC低于mortgage rate,要用了,就取出来就行了。当然,金额都是在20+20的policy内的。

实在无法说那种更好.因为没人能肯定的预测未来三五年内的利率走势,如果利率持续增长,固定利率会好些,如果利率上上下下但只是缓步上扬,variable会好些.可到底怎样没人知道.
有人喜欢安心,希望明确知道未来五年的expense,就选fixed吧,有人喜欢灵活顺便充分利用低利率,那就variable.
顺便说一句,4.3%就现在来说是固定利率中非常好的,应该已经拿不到了.
