下OFFER之前,我准备了所有杀价的理由,及同街房屋的售卖价( AGENT PREPARED)。请问还要准备什么以得到最好价?

Be prepare to get a property that nobody else wants it. For good quality property and reasonably priced, you may find out that you really do not have bargaining power.

You don't need any reason to cut price. You can make any offer you would like. But wether the offer will be accepted or not is not something that you can prepare.

如果你不是唯一一个准备下offer的人,你所要报出的价钱——如果你真想要这栋房子的话——应该是比对手高一个cent的数目,这个报价跟“同街房屋的售卖价”无关。

也不一定,我们比对手少出价了4000,没想到还是买到了,只因为要求的closing晚,而房主还没买房子,就接受了我们的。所以multiple offer时,真不一定要出很高价格,按照自己想得就好了,买不买到是缘分。

I have been thinking same question for a well. To be honest, what I found is, that totally depends on the seller and if you are the only offer.

和他说你贷款没有问题. 不会在定单上加FINANCIAL CONDITION(.买方贷不到款对卖方是一大头疼事). 但反过来你也要保证你真的没问题. 要不就惨了.

It won't necessarily bring the price down. But if you were a seller, you would defintely like as less condition as possible when you compare the offer.

OFFER失败。对方香港AGENT傲慢无比。直接冲到我们面前,告诉我们什麽是 CANADIAN WAY, 叫我们不要杀价,没钱可以去买Townhouse. 我方AGENT不悦。我们气愤,干脆走。

卖家有个心理最低价位A,买家有个心理最高价位B,如果OFFER的起步价离A有很大距离,并且买家也不可能谈上去多少,大家坐在一起其实都是浪费时间,所以好多卖家耽误过时间后也不想面谈了,FAX吧,觉得有戏再约。。。但这对买家来说就不太有利,因为面谈的时候,双方的底线还是可以试探出来的,有的时候还是可以找到折中的点的。。。FAX 谈OFFER会拉长谈判时间,多出MULTIFUL-OFFER的机会。。。至于AGENT的态度,你完全不必理会,照理说你只跟你的AGENT交流,他没机会让你尴尬。。。也可能人家放下周末从另一城市10里迢迢赶来,业主看完OFFER给他看了脸色---真的碰到过业主对LB喊过:这样价位的OFFER是对他的侮辱,让LB叫我们马上离开他美丽可爱的家,不要耽误他宝贵的时间。。。

不知道为什么,现在卖房子的人都特别牛。刚看了一个去年439K列了3个多月没人买的房子,现在什么都没改,就直接列469K了。唉,最近看的几个房子,都是101%,103% 的成交了,大家都疯了。别理他们,大家都是做生意,谈不陇就不谈吗。

1。听你上面说的你的经纪不咋地。换一个吧。2。不要去到处下offer。只下你真正喜欢的。其实,只要喜欢,就是稍贵些自己也总觉得值。买房子是要住得舒服,不能光图便宜。3。只要没有大的隐患,价格合理,最后你卖的时候照样值钱。就多伦多这行市,还没听说谁买房子买陪了的。

说来看看, 他报价多少,你还价多少? 如国是西人的房报价就应该和成交价差不太多. 中国人习惯留一个砍价空间. 你的经济也不怎么样. 居然让对方跑过来骂人.

I think you're right. I cut down the price too much. It had been just on the market for 20 days and I cut the price 10K. Still, it was the first time I saw such a rude agent.
