请教:朋友想卖了现在的小房,再买一个大点的,但已经和银行签了一个5年的固定贷款,请问要卖现在的小房该如何处理?代朋友谢谢大家

I think he can ask his current bank for a blended mortgage. He might have to pay some fine. something like 3 months interest.I am having a variable rate mortgage with TD. when I talked with them, they said that they would charge me 3 months' interest as a discharge fee of my current mortgage. then I would apply for another mortgage if I am going to buy a new house.
I also heard that some banks would waive that discharge fee if you take mortgage from them.
so, talk to his bank first, to get some idea.

跟银行谈呐, 如果结束,好象要罚一点款的;或者你也可以把 mortgage 转给下家啊,如果谈妥

谢谢。楼上2位,如果朋友还想买新房,还在同一银行,同一人处办理,有没有可能不扣钱,或者少扣?

如果mortgage在同一家银行,只要从原来的房子transfer到新买的房子上就可以.在旧房子卖掉closing时,银行会charge一点费用(大约3个月的利息),这个费会在新房子买入closing时,银行再还给你.
