principal residence 是你住的房子,没有作商业用途,如果以后要卖房子,房子增值部分不用报税,现在家庭收入不好, 无奈出租75%(按75%费用报税), 过几年找到合适工作, 就不出租了, 到以后卖房时, 按啥算? 自住房还是商业用房?

Could you explain "分段计算"in details? How about 50% for rent? It is still "primary residence" ? 51% is not?

50% x Capital gain x ( years of non-rental activities + 1/ years of ownership ) = non-taxable capital gainonce you stop renting out the property, there is a deemed disposition for changing the use of the property
