估计是要和劳苦大众分开。我们在miami住时,旁边的那个巨贵的海边condo,就有两套带私人电梯的公寓,300万/套,不知道面积多大,估计半个penthouse

我觉得出租房子还是比较低调的好。毕竟整条街的property value是和所有邻居行为有关的,这么大投资,谁也不会掉以轻心。夏威夷很多condo出售前就对出租有规定,否则你是长期住户,隔壁走马灯地换人,肯定有矛盾

鱼和熊掌很难兼得,自住和出租还是应分开比较好,搞在一起,有时两头不到位,难受。

出租也没有什么不好,但要把它当一个生意来看待,房东也不是任何人都适合当的。出租少了没有规模效益,麻烦事一点也不少,投入产出不合算,要搞就整栋都出租,最好要在法律许可的前提下,否则风险和收益不成比例。

在加拿大还是应在法律允许的范围内做事比较好,房屋出租不是个三两月的事情,当房东和房客或邻居产生纠纷时,如果在法律上站不住脚,会很麻烦。出租的时间越长,出问题的机会越大。
房屋出租,还是应从长计议,且不可为蝇头小利,挺而走险,那就得不偿失了。
