Everybody has different situation.If you have a baby ,you do not like your baby's crying bothers the landlord,right?This was a kind of stress for me when I living in somebody's house.

预测房地产就和预测股市一样,买房也是如此,看你买房的目的,就象是股市的长线短线投资,操作手法时机都是不一样的.

不在自家新房里烤火鸡,又在网上瞎忙乎!我今天看了香港壹周刊一篇报道,说香港房价已贬值了70%,如果多伦多也如此,30万只值10万,那么我们的房子岂不都变成了负资产,多么可怕的呀!现在新移民来少了,经济这么糟糕,不是没有可能呢!7。1上街游行怕是理都没人理!!!

供给和需求 是根本, 你知道多伦多一年要来多少人么?
你又知道有多少人在等待房市下跌好进场吗?
如果不是期望靠出租养房,买!至少你能现在享受底利率。没有人知道2,3年后是跌是涨,不过,5年以上是一定涨的!

for majority of us,i assume the point is how to get down payment and keep every budget balanced. that's it! don't think too much. who knows what will happen in next 5 years. just enjoy the present life. compare with those real Canadian. That's enough!

知道什么叫通货膨胀吗? 知道什么叫供给和需求吗?知道这一次和89年有什么不同吗?有些机会一辈子不会碰到第二次(如前几年的房市低价和股票牛市),如果还想等待历史短期内(3 年)重演,那就是现实版的守株待兔!

5年以后肯定是次低价。以目前为最高价的话,7年一个周期,到达最低,那么5年正好是一个次低价。现在快把房子卖掉止损是最佳决策。

房子不是股票,变现能力特差,考虑到手续费和时间精力,没有10%以上的差价就一出一进是根本不合算的。

有条件买房的早买了,根本不在意潮涨潮落,荷包不暖和的在贫困线上挣扎的人们,房子再降也买不起,只有像狐狸一样天天看着红葡萄,期盼它早点变酸.

讲得太对了。北约克一定是房价下降中降得最厉害的。理由很简单,北约克正在变成第二个士家堡,印巴人,中东人,东欧人,甚至黑人正逐渐增多。而北约克是前三年中房价涨得最快的。

你說有道理,只是根貼未提這些道理.人們預測房市下滑最早是甚麼時候我不知道,但至少是兩年半以前.我記不清人們從甚麼時候開始和房價會下跌的了.如果不是三年前,至少是兩年半前.
利率,發展中國家政治經濟變化和移民趨勢,北美經濟形勢等因素對房市的影響,你說的都有道理.

反正一年多前我买房时,是作好了“顶部套牢”的思想准备的(因为大家都在喊跌了),没想到还接着涨。预测这东西,不用太当真。

说的有道理,而且也是基本常识了,多伦多的房价肯定跌,只是跌
多少,跌多快,跌多久的问题;从周围看,有能力来了就有工作的
新移民很少了,贪官们也没增加。起码是中国的移民来多伦多的少了,多伦多的就业处了低收入的
工作可能比别处还有那么一点点优势,很多人落地后又去了别的
城市,买房子然后出租也越来越困难了,政府放宽移民条件就说明
了新移民少了,经济要滑坡,这些都是直接打击房价,朋友里有
能力买房的都买了,没能力的,短时间也没大改变,经济根本没有
根本好转,安省又是制造业大省,竞争优势越来越差,经济怎么好?
我是不信房价还会涨,只是降有多快,谁也不清楚。

这篇文章跟我的观点不谋而合!房屋跌价其实已成定局。未来的七年中会有10%-33%的跌幅(视地区不同)。这个问题说起来很复杂。但移民政策并不是房屋市场的决定因素。经济政策才是。安省目前自由党上台,则更不利于房屋市场。房价到今年已达顶峰。
以前美国也发生过房价暴跌的情形,可以用于参考。
