个人看法: 供楼钱(买房后)应该和房租费(买房前)差不多.

按你说的. 我觉得一般来说买house会比Condo的面积大. 那末如果贷款多的话,需要把还贷款的年限拉长. 才可以把月供降下来. 那末一般多长年限才合适呢? 8年还是10年.

As long as the pay-back of mortgage = Rent (otherwise), you will feel "no-better-choice" which makes you feel very happy. Then you borrow as much as you can and pay back as long as you can.

if you apply the maxium amount, you will be too risky! don't do that if you don't have to. usually 2 to 3 times of your family income is reasonalbe. otherwise you won't have a balanced life.

如果家庭年收入10万,银行也就贷30万(撑死33万)给你。如果拿得出25%的DOWN PAYMENT,也就能买44万的房子。各人的花钱方式不同,收入10万,mortgage是30万的话,20年能付清就不错了。

年毛收入十万,每月八千,那么花在房子上的钱不能超过2700。假定房子维护地税水电等杂费每月八百,那么你有1900的额度换贷款。按年率5%,可以借三十三万。但是,这是最大额度,风险很大。

2-3 times, you will have balanced life.
4 times, you have to save each penny if you want to pay off in 10 years
5 times, you will have high risk and a hard time, you won't be able to enjoy the life.It's up to you, that bank can give you the maxium. For 100K family income, if you have 150K down pay, and you can apply 350K from the bank, and get a house worth half million! But you are sticking with the house.

这才是我的real pain. In general, I don;t want to spend more on the house. It is just a place for living. For myself, I have no idea that buying a house is a good investment or not. But there are many believers!

这怎么也变成real pain了?很简单的,等你有需要再买。别人房子升值了,别眼红,房价跌了,别笑话。相信你到一个阶段后,自然而然想买房,有个自己的窝。关于房价,也是根据自己需求和能力来定。只要你能够承受。买贵的买大的当然感觉气派舒服。但是每个月水电费,地税,贷款也是很气派的。
不想给自己太大压力就先买个中等房子过过先。
昨晚我们家2口子看到旁边新盖的50多万房子很漂亮,也在酸不拉级的说,我们也可以买50多万的房子,有什么了不起阿。结果2个人算算地税,贷款,我们又不喜欢出租,觉得压力一下子上去,就不考虑了。:(

可能我没有说清楚,你在toronto买一个50万房子,就可以住得舒服。但是在vancouver这里,你去看看50万的房子,可能你会要失望。我对房产投资还看不清楚,但是维护house的cost太高,也麻烦。如果投资的话,我会买condo. 另外,我买house是不会出租的,包括basement.
最后还是羡慕你,至少目前还可以看看50万的漂亮房子。在我们这里,有漂亮的感觉的house,它的价格的数字绝对要包括两个“,”。
