请教房屋专家: 如果我现在买了一CONDO“A”,七八年后又买了第二个CONDO“B”,而CONDO“A”并不打算卖掉,计划出租,那么我自住的物业只有CONDO“B”一处,不知加拿大是否有规定认为CONDO“A”是投资性质,会收取什么费用或在打税,房屋估价等方面有什么规则。
在买CONDO“B”时我属于第二次置业,房价和交易费等方面有什么特殊的要求吗?总之,我希望了解几年后留下CONDO“A”出租是否比卖掉它更合适,麻烦事儿多不多?

condo A从现在起到买condo B,这七八年间它是你的principal residence,当年卖掉A的增值收入全部免税。如果不卖,出租收入要交税,出租若干年以后卖掉,增值收入部分免税(作为principal residence那几年还是免税的)到底怎么样子合算,要先对未来房价、租金、地税、你的边际税率等等做一个估计,然后两种情况分别计算产生的cash in flow的现值。

I think if Condo A is kept for renting for several years, it will lose the principle residence status and subject to full capital gain tax when disposed.I remember at any given year, one can only designate one place as principle residence which can enjoy the capital gain exemption. Correct me if I am wrong.

I feel that you are talking about the change of use for one property, but when there are more than one houses/condos/cottages,the owner can assign the year of principal residence among them and maximize the tax exemption. Please refer to Income Tax Act paragraph 40(2)(b). There is a formular in determining the exeption of capital gain tax.
For example, condo A was kept as principal residence for 7 years and was sold on the 10th year for a $100,000 gain. The gain after the exemption provided by 40(2) is calculated as:
$100,000- $100,000*((1+7)/10)=$20,000

Thanks. Just read the paragraph 40(2) and see the formula. Seems like my accountant does not clarify on this.One thing I am puzzled about is that if the year of principle residence can always be proportioned in any property, what is the advantage of changing principle residence? I mean the advantage does not seem to be that much.

我能想到的一点——不是每栋房子都有一样的升值潜力吧。假设我买了两套房子,两边都经常住,房子A5年后房价翻倍,卖掉赚20万,房子B 房价基本持平,卖掉小赚2万……

I am in the IT field. I am not interested in '研读' tax laws, just refer to some clauses when necessary cause I have several investment properties and I do not want to be easily cheated by my accountant. :-)Actually I found it is easy to read the laws literally, but it is hard to interpret and apply it to the right case in the right way.
