hi, there , my understanding (from TD MM) is that,

if the house (resale value) worth 50w, then the land value would be much like 20-30 w(depends on the location), it means that, to rebulid the house(torn down everything an build new one), we need about 10-20w(150CAD/sf. generally speaking, trust me on this figure).
so, that's why the 保费 would only cost you about 400-500 a year.
also, depends on your decorations inside the house, your elec. system, how much s.f. you have, whether you have alarm system, pool, renovate it or not, basement appartment...
do you have valuable stuff (let say, jewllery :)) in your house.....

i believe the insurence comapany will use about 100-150 figure to value the house's rebuilt cost.
for instance, for a house 3000 sf., the buliding cost wouldn't be a VERY big difference comparing to a 1000 sf. one, of course, if the 3000 one is not fancy built! you know, the roof the foundation the wall are bretty much the same, just you have few more floors. but the labour will do more for a house 3000 sf. so the price/sf. would be a rough estimate. do you get this idea?
