The Buyer agrees to pay the balance of the purchase price, subject to adjustments by certified cheque or bank draft to the Seller on the completion of this transaction.
The Seller agrees to discharge any mortgages or liens or other encumbrances registered against the property on or before closing at his own expense either from the proceed of the sale or by solicitors undertaking.

This Offer is conditional upon the Buyer or Agent arranging satisfactory financing to the Buyer at his own expense within Five(5) banking days of acceptance of this Offer. Unless the Buyer gives notice in writing delivered to the Seller that this condition is fulfilled within the time period stated herein, this offer shall become null and void and the deposit money shall be returned to the Buyer in full without interest or deduction.
This Offer is conditional upon the inspection of the subject property by a home inspector and the obtaining a report satisfactory to the Buyer at his own expense. Unless the Buyer gives notice in writing delivered to the Seller within Five(5) banking days of acceptance of this offer that this condition is fulfilled within the time period stated herein, this offer shall become null and void and the deposit money shall be returned to the Buyer in full without interest or deduction.

The Buyer shall have the right to visit the property Three(3) times prior to completion for measuring purposes, provided that notice is given to the Seller.
The Seller agrees to provide a copy of the existing survey which shows clear measurement of the property, within Five(5) banking days of acceptance of this Offer.
The Seller warrants that there are no work orders or deficiency notices outstanding against the property, and if so will be complied with at his expense, on or before closing.
The Seller warrants that all appliances, fixtures, plumbing, heating, air conditioning, and electrical systems are in good working order on the day of closing.

The Buyer and the Seller hereby direct the deposit holder to place all deposit money in an interest bearing account or term deposit, with any accrued interest on the deposit to be paid to the Buyer as soon as possible after completion or other termination of this agreement. in the event that the closing date is advanced or the transaction is terminated, the Buyer agrees to accept the short-term rate for deposits withdrawn before maturity.
The Buyer acknowledges that no interest shall be paid to the Buyer unless the Buyer provides the deposit holder with a valid Social Insurance Number for use on the required Canada Customs and Revenue Agency T5 forms no later than Ten(10) days following completion.

The Seller represents and warrants that during the time the Seller has owned the property, the use of the property and the buildings and structures thereon has not been for the growth or manufacture of any illegal substances, and that to the best of the Seller's knowledge and belief, the use of the property and the buildings and structures thereon has never been for the growth of manufacture of illegal substances. This warranty shall survive and not merge on the completion of this transaction.

Acceptance of this Offer or any Counter-Offer may be made by either party by fax or similar system reproducing the original with the necessary signatures and initials. Such acceptance shall be deemed to be made when the fax is received by the party or his or her real estate agent or lawyer.

The Parties to transaction hereby acknowledge that the Co-Operating Broker acts for the Buyer under a Buyer Agency Agreement and that the Co-Operating Broker will be compensated through the Listing Broker.

The Parties to this transaction hereby acknowledge that the Listing Broker and Co-Operating Broker are the same firm, such that there has been, and is dual agency, The Seller and Buyer having previously consented to such dual agency and waving any conflict of interest or duty of confidentiality regarding this transaction.
