I'd almost the same feeling as you before I moved to USA.
A house's price is mainly the price of location. Why we put 3 "location" here?
I understand the first "location" means which city. Second means which community, the third one means detail location within the community.
Many hot areas in toronto have crazy price. The house itself will never worth that amount. For example, even a customized 3000 sq-ft house will only cost 200K-300K for building. But it will ask for 2M in hot areas. The reason is simple: someone is willing to pay 2M for it!
In that case, toronto's housing price is too high if compared with US. But that's reasonable.
US is a diversified country. People will have more choices to live and work. For example, the hotest areas in US are some areas of California, NYC. However, people can earn good living in some un-famous area as well, such as Devor, Phonex, Atlanta, etc, which have much lower housing price.
I've noticed the difference of income is not that big between Silicon Valley and some unfamous cities especially for IT staff.
However, it's different story in Canada. Canada has very few cities for people to have career. Toronto is the most important one and it's even more important than Shanghai in China. So people are still coming from elsewhere to Toronto, which pushed its housing price higher and higher.
Vancouver's price is lifted by other reasons. Calgary is a new hot city. Its housing price increases even faster than Toronto.
