1. 7:30am --- 儿子钻进被窝摸着我的脸:”daddy, get up, time to work!”, “Thank you, son, go ahead and watch the TVO Kids.”
2. 7:55am --- “Ding Ding Dong Dong Dong…….”手机响铃,起床
3. 8:00am --- 离家。把儿子捆在back seat 上。 ”have a nice day mammy!”,和儿子异口同声的向夫人告别。
4. 8:20am --- Daycare Centre. 和儿子告别“see you later, dude!”(他从Finding Nemo中学的)
5. 8:40am ---到办公室“how are you! Jacky”, “Couldn’t be better, you know, Friday!”星期五往往是最愉快轻松的日子(请参考<星期五,大家都在干啥呢?>)
6. 8:45am --- 吃早餐,咖啡加马粪。
7. 8:50am --- 上网 ChinaSmile, -à Rolia, -à 51.ca (每日必修课)
8. 9:00am --- 开始ぷ鳎?coding(搞电脑的 )
9. 9:20am --- 躲进电话间,给对方listing agent office 打个电话, registering offer
10. 9:30am --- 对方listing agent 回电话,约定晚上8:00pm presenting offer. 问了对方几个关于房子的问题:屋顶多新?有什么东西卖方要带走…..
11. 9:40am --- 正在给客人打电话,准备告知晚上的appointment. 这时,另外一条线进来:对方listing agent 来电:又有一个offer registered on that property one minute ago! Our appointment changed to 8:30pm.
12. 9:50am --- 告诉客人:good news became bad news!有人要和我们抢offer! (客人已经有了心理准备:在这个区看了10栋左右房子,感兴趣的3栋,2个sold conditional(一个上市8天,一个2天), 1个offer registered(15天), 这一栋上市第一天我们就来了,屋主又不让下offer, 非要熬我们到了周五, 怕鬼也会遇到鬼! 最后发现抢offer的对方是一个黑”兄弟”!sorry)。让客人先和先生商量一下,然后再决定。
13. 10:00am --- 继续工作: coding(搞电脑的 )
14. 12:00am – 给老婆打2个电话,没给儿子打电话,给朋友个打电话,给客户个打电话,定下7:00pm在她家楼下接他们。
15. 12:30am – 午饭(one chick wrap+ one soup)
16. 12:50pm ---上网 ChinaSmile, -à Rolia, -à 51.ca (每日必修课)
17. 1:00pm --- Back to Work: coding, meeting, coding, meeting….(搞电脑的 )
18. 1:00pm ---5:00pm: 逛chinasmile, rolia数次,关注3.11游行进展,视察各级政府部门工作:<星期五,大家都在干啥呢?>
19. 5:00pm --- 离开office
20. 5:30pm --- Daycare Centre接儿子。“See you later , dude!”儿子和阿姨小朋友们告别
21. 6:00pm --- 和太太约在Mcdonald见面,儿子玩耍,太太把当天准备的offer和其他文件交给我
22. 6:30pm --- 接到客人电话,she is on her way home, traffic is good, should be ok.
23. 6:40pm --- 告别太太儿子,前往客人家。
24. 6:50pm --- 到达客人楼下,电话客人,被告知:客人老公突然被客户公司紧急call on site维修机器。可能不能参与谈判。但,他太太非常喜欢这个房子,坚持要一个人去冲锋陷阵。
25. 7:30pm --- 来到卖主附近的Tim Hoitons,客人要了份soup,我来了个double double.
26. 7:35pm --- 让客人给先生打个电话,确认是否可以赶来,答案是unknown. 开始做客人的思想工作:尽管你很喜欢这栋房子,建议不要参与竞争,毕竟是multi offers, 结果一定是加价和remove condition, 无论结果如何,that would put too much pressure on your shoulder。 as a first time buyer, without your hubby’s support, that would not be fair to you. Also, buying a house is pleasure, I don’t want it become an excuse your hubby blaming you in the future…..
27. 8:10pm --- 费了我9牛2虎之力,终于说服客人放弃了参与竞争offer. 准备给listing agent打电话取消offer. Listing agent手机不接,电话她的office, pager她。
28. 8:15pm --- 客人的先生突然赶到Tim Hoitons. 正在这时候,listing agent回来电话,赶快改口:“my client having a little emergency, we will be 20 minutes late, would you please let the other offer start first? Sorry about that”.
29. 8:20pm --- 女客人脸上转悠为喜,和先生商量了一下出价和具体事宜,签署了所有文件。
30. 8:45pm --- 带着客人前往卖主家门口。
31. 8:50pm --- 到达卖主家,敲门。竟然屋内只有2个代理,没有屋主?listing agent说屋主马上就到。
32. 9:00pm --- 出来陪陪我的客人,让他们别紧张,承住气。
33. 9:10pm --- 男女屋主先后开车回来。
34. 9:20pm --- 男屋主出来,让我进去presenting offer. 另外一个agent出来等候。
35. 9:25pm --- 回到车上等待消息。
36. 9:40pm --- listing agent颤颤巍巍的走出来(老太太),四处张望。我告诉客人,cross-fingers, don’t let her come to us, go for that Accura…..老太太慢慢走向我们,我只好硬着头皮走出去,谁知道,她一看是我,就说“wrong car, I will back to you later”, 转身走向Accura. 我迅速跳进汽车,对客人道“OMG! Good sign!”
37. 9:45pm --- 老太太让那位黑兄弟走人。我进去谈判。对方还要修改价格,尽管我也告知他们“That’s our best”. 老太太“阴险的”笑眯眯“your best is not our best!”,坚持签回$277,000.
38. 10:20pm --- 带着$277的offer回到客人身边,客人想sign back $273, 可以看出客人的底价是想$275成交。赶紧给客人分析情况:现在黑兄弟已经撤退,不是multi-offer了,我们要改变strategy:give them $272, let me deal with them, if I save you another 1000 buck, you buy me a dinner!
39. 11:00pm --- 再次进入卖主屋,甩出final price $272, take it or leave it! 强调对方,你们的其他条件都接受了,这个价格是我们最后的,如果不满意,把offer给我,我们走人。
40. 11:15pm ---listing agent和屋主上2楼去嘀咕去了,15分钟后下来,说不能接受这个价格,提出一大堆理由:花了多少钱装修呀,邻居买了多少钱呀,最关键是刚上市3天,一个周末还没SHOWING过,还没有完全TEST MARKET呀…..BLAH,BLAH,BLAH. 我知道是我冲锋陷阵的时候了,掏出周围的SOLD HISTORY给卖主上上课。
41. 11:50pm --- 卖主说ENOUGH! 于是重上2楼嘀咕去了。我乘机翻阅了这周的FLYER, FUTURE SHOP, BESTBUY, ,和老太太闲聊了2句。
42. 12:00am --- 卖主把LISTING AGENT老太太又叫到2楼嘀咕去了。继续读我的FLYER, CANADIAN TIRE我的最爱。
43. 12:10am --- 鬼之们下来了,说“we decided to accept this offer, but…… we will cut your commission to 2%?”, 我一听火了!从椅子上站起来:”That’s my money, my hard working deserve it. my clients trust me, we believe we offered the reasonable price, I have confidence with them. if we decided walk away from your house, tomorrow we will start looking for another one. Our Mississauga agent don’t do such things! ” , 老太太不高兴了”what’s the difference between Mississauga agents and Toronto agents?!”; “We follow the rules! Fine, I will give you guys 5 minutes, and wait outside”, 愤然离开。
44. 12:15am --- 回到客人身边,告诉他们,再给对方5分钟。客人有些不安:会不会不卖给我们呀?放心,根据我的经验,他们跑不了。
45. 12:10am --- 男主人出来把我叫进去。他们同意全盘接受,开始签署文件。我提出要把客人带进来签署文件,上卫生间,看看要被带走的东西。
46. 12:15am --- 回到客人身边,我装出一幅垂头丧气的样子坐回驾驶座:“all right, they’re not gonna sell it to us, let’s go home, guys!”. 客人有些upset, 转身冲着他们大喊“Got you! That’s for Danny!”, “We’ve got the deal!”我们在车里欢呼起来!
47. 12:30am ---签完所有的文件,离开卖主家,回到Tim Hoitons, 客人bought me a coffee, we celebrate. 我们一起回味着这个不同寻常的deal:男客人的迟到几乎让这个offer擦肩而过, multi offer的紧张不安的等待几乎让客人重新调整价格, 后来的讨价还价……..what a deal!
48. 1:30am --- 返回家中。
49. 1:40am --- 给太太留个条子,告知明天要做的具体事项。明早要奔往Vaughan市,another offer is waiting for me…..
