本文发表在 rolia.net 枫下论坛i agree. in the 300's price range in this area, the house condition is usually not too ideal, either too old or too small. that is constantly a dilemma.
however this area has its own advantage:
1. established middle class neighborhoods, safe and peaceful. nice people down there;
2. reasonable price compared to C12 which has been too steep right now;
3. increasing local amenity development - there will be a huge commercial - residential complex development coming up at the 37-acre site of the currently Don Mills Centre at Don Mills and Lawrance - it will be called Don Mills New Town Centre and it is right in the centre of C13.
4. some good schools and parks.
my personal view on C13 is that it has both a healthy environment and a reasonable ethnical make-up, therefore is well poised for a good appreciation in next five years. It is on its way to an expensive area. More and more developers are showing interest in this area.
i wouldn't be too keen to only focus on those 'hot' areas often talked about by people of a same group. Those areas are facing a great danger of a price crash once its population becomes predominated by one ethinical group. Some northern and eastern areas are examples. And one North York area is on its way.
